Pointing for Victorian houses by the sea
Most Victorian walls were laid in a soft lime mortar that was always meant to be renewed now and again. When the joints wash out, the bricks around them stay wet for longer, and wet brick in a cold, windy spot is brick that frost can break.
For walls of this age we usually recommend lime and mortar pointing, which keeps the wall able to dry out. Later houses and extensions may suit standard brick repointing in a sand and cement mix that is still softer than the brick.
Where an earlier cement repoint has already damaged the brick faces, those bricks can be cut out and replaced through our brickwork repairs. Cracks over windows are covered on our page for lintel repair in Tynemouth.

Exposure and the right mortar
Terraces and villas that face the North Sea are hit by rain that is driven sideways into the joints. A dense cement mortar on these walls tends to crack away from soft Victorian brick, leaving fine gaps that draw water in and then trap it. Lime moves with the brick and lets the moisture back out.
Lime does need looking after while it cures. On an exposed elevation we keep the fresh joints out of strong wind and direct sun, and cover them against frost and heavy rain, so the work is often timed for milder spells of weather. Villas with tall gables and chimneys also need good access, which we allow for when pricing.
Warning signs on older walls
- Hard grey cement pulling away from the brick
- Brick faces blowing off around tight joints
- Mortar washed out on the weather side
- Damp in rooms on the sea-facing wall
- Moss along the joints of a gable
- Loose bricks on a chimney stack

Your repointing questions answered
Does lime pointing hold up in sea air?
Yes, when it is mixed and cured properly. Lime has been used on coastal buildings for centuries, and because it lets the wall breathe, it tends to protect soft brick better than a hard cement in an exposed spot.
How can you match the colour of my old mortar?
We look at the existing joints and choose a sand and lime that give a similar colour and texture. A small test patch can be done first so you can see it dry before the whole wall is pointed.
Can just the gable end be repointed?
Yes. Gable ends often take the worst weather and wear out ahead of the front. If the other walls are still sound, there is no need to repoint them at the same time.
How much is repointing a Victorian terrace in Tynemouth?
A standard terraced front or rear is from £1,850 and a semi-detached front or rear is from £2,450. Villas, tall gables, chimney stacks, hard cement that has to be cut out slowly and scaffold for upper floors all lift the price, so we confirm it from photos. If the wall is done in lime, a terraced front or rear is from £2,312.50 and a semi front or rear from £3,062.50.
How long does lime take to cure?
Lime sets slowly, over days and then weeks, rather than hours. The first few days matter most, which is why we protect the wall from frost, rain and fast drying while it goes off.
