Pointing that keeps the weather out

Mortar joints are meant to wear out before the bricks do. After enough winters they turn soft and sandy, and once they sink back from the face, wind-driven rain gets straight into the wall instead of shedding off it.

Our brick repointing work starts with cutting the tired mortar back to something solid, then filling each joint in stages and finishing it to the profile your house already has. Older walls built in lime are better suited to lime pointing, and we will tell you which your house needs.

If you have also spotted a crack over a window, have a look at our page on lintel repair in Sunderland. Anyone wanting the full picture first can read our brickwork pointing guide.

How coastal brickwork wears

Single-storey Sunderland cottages are low enough that much of the pointing can be reached without full scaffolding, which can keep the job simpler. Their walls are short, though, so a few bad patches near the ground or under a leaking gutter make up a large share of the face.

Terraces and houses closer to the coast take more wind and salt. Salt drawn into the joints crystallises as the wall dries, and that slowly breaks up the mortar from inside. On exposed fronts we pay attention to the mix and to protecting fresh joints from drying out too quickly in the wind.

Is your pointing past its best

  • Joints that crumble when you run a finger along them
  • White salty bloom on the brick face
  • Mortar recessed deep behind the brick edge
  • Damp marks on the inside of a front wall
  • Grass or weeds rooted in the joints
  • Brick faces flaking beside open joints

What happens on the day

  1. Photos first

A wide view plus a close-up of the worst joints is normally all we need to price it.

  2. Written price

You get a written quote, or we call round if the wall is hard to judge from pictures.

  3. Cut out and fill

Joints are raked back to sound mortar, damped and filled in layers.

  4. Strike and clean

Each joint is finished to match and the wall is brushed down.

Part of every repoint we do

  • Walk round all the walls being priced
  • Failed mortar raked back to a sound depth
  • Joints wetted before the new mortar goes in
  • Mix chosen to suit the brick and exposure
  • Finish matched to the existing joints
  • Low walls reached from towers or steps where safe
  • Fresh pointing covered in harsh weather
  • Debris bagged and removed

Questions about repointing in Sunderland

Will a single-storey cottage need scaffolding for repointing?

Often not for the walls themselves, as a low cottage can usually be done from a tower or safe steps. A chimney or a tall gable may still need proper access, and we include that in the price if so.

What is the white powder on my brickwork?

It is usually salt carried to the surface as the wall dries out. A little is common on coastal walls, but heavy, recurring bloom can mean water is getting in through failed joints or a leaking gutter.

Can I repoint my half of the terrace front if next door does not?

Yes. We stop at the line between the houses and finish neatly so the two halves meet cleanly. It is worth letting your neighbour know when we will be working.

When is the best time of year to repoint?

Spring to early autumn is easiest because fresh mortar dislikes frost. We can work outside those months when the forecast allows, covering the new joints if a cold night is due.

What does repointing a Sunderland house cost?

The front or rear of a standard terrace starts from £1,850 and a semi-detached front or rear from £2,450. Cottages with chimneys, tall gables, badly eroded joints or walls that need scaffold sit above that, and detached homes are priced from photos.
