Lintels on older seafront houses

Victorian builders used whatever suited the job over each opening: brick arches, stone heads, timber backed by brick, and later on iron or steel. Any of them can fail after a long life, and the sign is nearly always the same: movement in the brickwork just above.

We handle all of these through our lintel repair service, working out first whether the head can be saved or has to be replaced. Where a crack has damaged bricks beyond the opening, our brick repair work deals with them in the same visit.

Once the head is sorted, the joints around it often need attention too. Our page on repointing in Tynemouth explains how we handle exposed walls.

Facing the North Sea

Terraces and villas facing the North Sea take the weather head on, and the window heads on that side get wetter than anywhere else on the house. Water sitting on a stone head or soaking into a brick arch freezes in winter, opening up the joints a little more each year until the head starts to slip.

Bay windows are a particular weak point on houses of this age. The head over a bay spans a wide, angled opening, often with a timber or iron beam hidden behind the brick face, and if that beam rots or rusts the whole bay can drop at the front. We check the bay head closely whenever there is cracking at its corners.

What a failing head looks like

  • Crack running from the corner of a bay
  • Stone head split across the middle
  • Brick arch with a slipped keystone or dropped centre
  • Rust lines in the mortar over a window
  • Upstairs sash that has started to bind
  • Gap above the frame you can see daylight through

How we replace a lintel

  1. Look at the head

Photos of the opening let us see whether it is a repair or a full replacement.

  2. Needle and prop

Strong boys go through the wall above so the weight is carried safely.

  3. New lintel in

The failed beam comes out and the new lintel is bedded with a cavity tray if needed.

  4. Rebuild the face

Brick or stone above is put back, pointed to match and the props removed.

Tynemouth lintel questions

My bay window has dropped slightly at the front. Is that a lintel?

Very often, yes. A bay head usually rests on a beam behind the brick, and when that beam rusts or rots the front of the bay sinks. Send us a photo of the bay and its corners and we will tell you what we think is behind it.

Can a cracked stone window head be kept?

If the crack is clean and the head is still carrying its load, it can sometimes be supported with a steel lintel hidden behind it. A head that has broken through or slipped usually needs replacing.

Will the work damage my sash windows?

The frames normally stay in while the head is replaced, and we take care around the box and the glass. Some making good inside around the head can be needed.

What will a new lintel over my bay or window cost?

Prices go by length. A straight lintel of 1 to 1.5 metres is from £1,850 and one over 2 up to 2.5 metres is £2,450. The longest band, over 3.5 up to 4 metres, is £3,450. Bays, upstairs heads needing scaffold, stone heads and extra brick or stone to rebuild all push the cost up, so send photos and we will confirm. Each band includes the inner and outer lintel together. Where only one side needs renewing the price halves, so the shortest band is £925 and the longest £1,725.

Why do the windows on the sea side fail first?

They take the most rain, wind and salt. Wetter walls mean more frost damage and faster rust, so the heads on the exposed side usually show problems years before the sheltered ones.
