Lintels in sea-facing brickwork
Tyneside flats and brick terraces near the coast take a lot of wind-driven rain and salt. That combination is tough on steel and timber lintels, and once corrosion starts it tends to move quickly.
Through our lintel replacement service we hold the wall up, take out the corroded or rotten head and fit a new lintel. In cavity walls we add a tray and weep vents to keep water out of the opening.
Rebuilt brickwork is pointed to match. For worn joints elsewhere, see repointing in South Shields, or read the guide to replacing a lintel before you call.

What sea weather does to lintels
Salt carried on the wind settles on the brick and soaks into the joints. Where it reaches a steel lintel, rust forms faster than it would inland. The steel swells, pushes up the brick and opens cracks at each end of the opening.
On older flats and terraces, timber lintels behind brick arches stay damp for long periods near the sea. They soften, the arch sinks and the paired doors on a Tyneside flat front often show cracks at the same time. We look at both openings when we see photos.
Warning signs near the coast

South Shields lintel questions
How much does lintel replacement cost in South Shields?
A South Shields lintel of 1 to 1.5 metres costs £1,850 and the widest band, over 3.5 up to 4 metres, is £3,450, covering both the inner and outer lintel. Where only one needs doing it is half, from £925. Scaffold, extra corroded brick or a flat front with two openings can add to it.
Is the salt air making my lintel rust quicker?
Salt in the air speeds up corrosion on any steel it reaches. Wind-driven rain carries it into the joints, so a lintel near the coast can rust through much sooner than the same lintel inland.
Do I need a new lintel if only a little rust shows?
A light rust stain with no cracking may only need watching. If the brick above has lifted, cracked or started to bow, the lintel has lost too much steel and should be replaced.
Can you replace the lintels over both flat doors?
Yes. On a Tyneside flat front the two doors sit close together, and if both heads are failing, doing them under one set of props is quicker and keeps the rebuilt brick consistent.
Is building regulations approval needed?
It can be for a structural lintel. Check with your local building control before the work starts, and we will carry it out to suit what they ask for.
