Heads that take the brunt of the rain

Carlisle's red sandstone and brick terraces stand up to a lot of wet westerly weather. The heads over their windows and doors take that weather directly, and once water gets into a crack or a rusting lintel, the damage speeds up.

Our lintel repair and replacement service deals with both stone and brick fronts. We support the wall, remove the cracked or rusted head and set a new lintel, then rebuild the walling above it.

Where the joints round the opening are also soft, our page on repointing in Carlisle covers what we do. The lintel replacement guide walks through each stage.

Sandstone, brick and westerly rain

On sandstone terraces, window heads are often a single stone lintel. Sandstone is layered, and when rain soaks in and freezes the layers can open up. A stone head that has cracked through the middle or delaminated at the face no longer carries the wall properly and needs replacing or backing with a new lintel.

Brick terraces in the same weather suffer more from rusting steel and rotting timber. Walls facing west stay wet for long spells, which speeds up corrosion. The first sign is often a crack along the bed joint just above the head, followed by a stain where rust has bled out.

Signs your window head has failed

  • Stone head cracked through the middle
  • Sandstone face peeling in layers
  • Rust stain under a brick head
  • Crack along the joint above the window
  • Water getting in at the window top
  • Frame twisting or sticking

Carlisle lintel questions

How much does a lintel cost in Carlisle?

For Carlisle homes a 1 to 1.5 metre lintel is £1,850 and the dearest band, over 3.5 up to 4 metres, is £3,450, covering both inner and outer lintels. Half price applies when only one is needed, starting at £925. Scaffold, a stone head to match or extra damaged masonry can raise it.

My sandstone window head has cracked. Can it be repaired?

A small surface crack might be stable, but a head cracked right through has lost its strength. It can be replaced in stone or backed with a modern lintel behind a stone face.

Does the west-facing side need more attention?

Often, yes. Walls that face the wind and rain stay wet longer, so lintels and joints on that side tend to fail first.

Why is water coming in at the top of my window?

On cavity walls, a missing tray above the lintel lets water track inward. A new lintel with a cavity tray and weep vents sends it back out.

Do I need building control approval for a new lintel?

Replacing a structural head can need approval. Check with your local building control first, and the work will be carried out to the standard they set.
