Cracked window and door heads in Salford

Salford has a real mix of housing ages, and the lintels in them vary as much as the houses do. A Victorian terrace may rely on a brick arch or a stone head, an interwar semi on early steel or concrete, and newer flats on modern steel cavity lintels. Each one shows trouble in its own way.

We find out what is actually over the opening before deciding anything. Our lintel replacement service covers propping, removal, a new lintel, a cavity tray where the wall needs one, and rebuilding. If the surrounding joints are tired as well, repointing in Salford can be quoted at the same time.

Some cracks are just old settlement in the mortar and do not need a new lintel at all. Our lintel guide explains how to tell the two apart, and if bricks have split around the opening we can deal with them through brick repairs.

Arches, bays and early steel

On Victorian terraces the bay windows are a frequent trouble spot. A bay carries a lot of weight on slim supports, and when the lintel or beam over it weakens, the brickwork above can drop and crack along its sides. We check the bay head inside and out before pricing.

Interwar semis often have early steel lintels with little protection against rust, and these can lift the brickwork as they corrode. In newer flats the lintels are usually modern, so cracks there are more often down to a missing cavity tray or movement in the outer leaf. Flats are normally looked after by an agent or freeholder, so check who is responsible for the outside walls first.

Things to look for above openings

  • Crack following the brick joints in steps
  • Brick arch with a slipped centre
  • Rust spreading along a window head
  • Top of a bay pulling away
  • Door that scrapes its frame
  • Gap opening above the window board

Our lintel replacement steps

Send pictures of the opening and we decide whether a visit is needed.

  2. Props in place

The brickwork above is held up before any bricks are removed.

  3. New lintel bedded

Salford lintel questions answered

Is a bay window head something you can replace?

Yes. Bays need careful propping because the brickwork above often bears on the frame and the lintel together. We look at how the bay is built before giving you a price.

I live in a flat. Can I book lintel work myself?

If the outside walls belong to the building rather than your flat, the freeholder or managing agent usually has to arrange it. Send us photos and the agent's details, and we can quote them directly.

Why has my brick arch dropped?

Brick arches rely on their shape and on the mortar between the bricks. If the joints wash out or the wall beside the arch moves, the bricks can slip and the centre sinks. Some arches can be rebuilt on a new support, while others need a lintel fitted behind them.

How is lintel replacement priced in Salford?

We price on lintel length, starting from £1,850 for 1 to 1.5 metres. Wider openings step up through the bands, with over 3.5 up to 4 metres at £3,450. A bay, an upstairs window that needs scaffold, or a brick arch to rebuild over the top will take a job above its band. Each band includes both the inside and outside lintel, while a single side is half price.

Will building control need to know about the work?

Ask building control about it before we start, as structural lintel work can need building regulations approval. We can tell you what we plan to fit so you can describe the job to them.
