Keeping Salford brickwork weathertight

A brick wall is only as weatherproof as its joints. Bricks shed most of the rain, but the mortar between them has to stay full and sound for that to work. Once it erodes, water finds its way into the wall and, over a few winters, into the bricks themselves.

For Victorian terraces with soft brick, our lime pointing for older homes uses a mix that lets the wall dry out. Interwar semis and later brickwork generally suit a sand and cement mortar, which makes up the bulk of our repointing work.

Garden and boundary walls often need the same attention, and where one has started to lean we can rebuild it through our bricklaying service. If a window head has cracked as well, see lintel repair in Salford.

Matching the job to the house

Victorian terraces in Salford were built with lime mortar and fairly soft bricks. Many have been repointed over the years in strong cement, and where that has happened the brick faces next to the joints are often the ones that have flaked. Taking that hard pointing out has to be done slowly so the brick edges are not chipped.

Interwar semis usually have harder bricks and cope with a cement mortar, but their bays, porches and chimney stacks catch more weather than the flat walls. With newer flats the brickwork is generally sound and the problems are local, such as joints washed out under a leaking downpipe or around a window.

How to tell the joints have failed

  • Mortar that a house key digs straight out
  • Mortar lying well behind the brick face
  • Patchy damp on inside walls
  • Grass or moss in the joints
  • Brick faces spalling at the edges
  • Hard grey patches that do not match

Repointing questions from Salford

Do I need to tell my neighbour before you repoint?

On a terrace your front wall runs straight into theirs, so it is polite to let them know. We only work on your side, but scaffolding may sit near the boundary and some dust can drift.

Why has a white powder appeared on my bricks?

That is usually efflorescence, which is salt carried out of the wall as it dries. It often appears after wet weather or on new pointing and fades with time. If it keeps coming back in one spot, water may be getting in there, and that is worth looking at.

Should my Victorian terrace be done in lime?

Usually, yes. A house of that age was built to breathe through its joints, and lime keeps that working. We check the existing mortar first, because a wall already repointed in cement needs that taken out carefully before lime goes back in.

Can you repoint just the front, and what would it cost?

Yes, fronts are often done alone because they wear first. A standard terraced front is from £1,850 and a semi-detached front from £2,450 with rears priced the same way. Bays, chimney stacks, extra height or cement that is hard to rake out add to it. Doing both front and rear of a semi in one visit is from £4,900.

Is it best to repoint before selling a house?

If a buyer's survey is likely to flag crumbling joints, repointing first can stop it becoming a sticking point. Even a repair to the worst walls can help. A photo lets us tell you how much is worth doing.
