Lintels across Manchester's older housing

Manchester's housing has a wide spread of window heads. Victorian terraces have brick arches and stone lintels, Edwardian semis often have bays with timber or early steel heads, and converted warehouses have big openings carried on iron, steel or deep brick arches. Each of these fails in its own way.

Whatever is there, our lintel repair and replacement service starts by working out what is carrying the load and why it has moved. We then prop the wall, take out what has failed and fit a lintel sized for the opening, with a cavity tray where needed.

Cracked bricks around the opening are dealt with through brickwork repairs. For the joints on the rest of the house, see our page for repointing in Manchester.

Terraces, semis and conversions

On Victorian terraces the commonest problem is a flat or segmental brick arch that has dropped at its centre, often after years of soft mortar and some movement in the wall. We can rebuild the arch and hide a steel lintel behind it so the face looks original. Edwardian bay windows are another weak spot, where a timber or early steel head over the bay has rotted or rusted.

In converted warehouses the openings are larger and the walls thicker, and old iron or steel beams can rust and split the brick around them. These need a careful look before anything is removed, and on bigger openings a structural engineer may need to size the replacement. Send us photos and we will say what we think it needs.

Signs of a failing head or arch

  • Brick arch dropped at its centre
  • Bay window head sagging
  • Rust stains around an old iron beam
  • Long crack running along a stone lintel
  • Sash windows sticking or binding
  • Cracks in plaster above a window inside

How the work is done

  1. Assess the opening

We look at your photos, and visit for big or unusual openings.

  2. Prop and needle

The wall above is supported with props and strong boys before anything comes out.

  3. Fit the lintel

A steel, Catnic or concrete lintel is bedded level with bearings at both ends.

  4. Rebuild the face

Arches, soldier courses or plain brick are rebuilt and pointed to match.

Manchester lintel questions

How much does a lintel replacement cost in Manchester?

We price by the length of lintel. 1 to 1.5 metres is £1,850 and over 1.5 up to 2 metres is £2,150 for most window heads. Each band goes up to £3,450 for over 3.5 up to 4 metres. A bay window, a brick arch to rebuild, scaffold or a wider opening needing an engineer's design will cost more, and we price it in writing.

Can the brick arch over my window be saved?

If the arch bricks are sound, we can take it down, rebuild it on a new support and point it to match. Badly broken arch bricks can be replaced with reclaimed ones.

My bay window head is sagging. Is that a lintel problem?

Often, yes. Bays usually have a head beam over the whole front, and if that has rotted or rusted the brick above drops. We look at photos and tell you what it needs.

Do I need an engineer for a large opening?

For bigger openings, such as in a warehouse conversion or a widened doorway, a structural engineer may need to size the lintel. We will tell you if your job needs one and work to their design.

Can you work on a flat in a converted building?

Possibly, so send a picture and we can judge it. You will usually need agreement from the freeholder or management company before outside walls are touched.
