Cracks that point to a lintel

Most homeowners first notice a lintel problem as a crack. It tends to start at the top corner of a window or door and climb through the mortar in steps, sometimes with a slight bulge in the bricks over the frame. Filling it only hides the cause for a season.

Our lintel replacement service tackles the beam that has failed. Once the wall is safely supported we take out the old lintel, bed a new one level and rebuild the brickwork above it in matching bricks and mortar.

Where the joints across the rest of the house are worn, see our page for brickwork pointing in Failsworth. Before booking, the guide to lintel replacement explains what to expect on the day.

Mill-era terraces and later semis

The brick terraces from the mill era usually have a shallow brick arch or a stone head over each opening, sometimes with a timber piece behind. Over time the arch joints wash out and the centre bricks slip, which shows as a sag in the middle of the head. Rebuilding the arch over a hidden steel lintel keeps the original look.

Semis built later are more likely to have cavity walls with early steel or concrete lintels. Rusting steel swells and lifts the course above it, and concrete can crack where the reinforcement corrodes inside. In a cavity wall we also fit a tray and weep vents, so rain that gets into the cavity drains out instead of soaking the new lintel.

Signs worth a closer look

  • Steps of cracked mortar above a frame
  • Brick arch dipping in the centre
  • Rust lines along the head of a window

  • Crack in the plaster above the frame
  • Concrete head with split corners

Failsworth lintel questions

What will a new lintel cost on my Failsworth house?

It depends on the length. A lintel of 1 to 1.5 metres costs £1,850 and one over 1.5 up to 2 metres is £2,150, with both the inner and outer lintel included. Where only the outside one has failed, those bands halve to £925 and £1,075. A brick arch to rebuild, an upstairs opening or a scaffold will add to the figure, which we confirm in writing.

Can you keep the brick arch on my terrace?

In most cases, yes. We take the arch down, fit a steel lintel behind it to carry the weight, then rebuild the arch so it looks as it did. Badly broken arch bricks may need swapping for matching ones.

Is it safe to stay in the house while the lintel is replaced?

Yes. The wall is supported before anything is taken out, and the work is done from outside. Expect some dust and noise, and the window may need to stay closed for the day.

My kitchen extension window has cracked above it. Is that a lintel?

Very possibly, especially if the crack starts at a top corner. Extensions often have cavity walls with steel lintels, so rust or a missing tray can cause it. A clear photo from below is normally enough for us to say.

Will new brickwork above the window match the old?

We source bricks to match colour and size as closely as we can, and mix the mortar to suit. New brick can look a little fresh at first but tones in as it weathers.
