Lintels on Middleton homes
In Middleton most homes are either brick terraces or houses on the large post-war estates. In both, the lintel over each opening is easy to forget until the brick above it starts to crack. By then the support is often rusting, split or sitting on a bearing that has crumbled away.
We fix it at source with lintel replacement, propping the wall first and fitting a lintel of the right type and length. On cavity walls a tray and weeps go in with it. Any cracked or loose bricks around the head are swapped as part of our brickwork repairs.
Fresh pointing over the head is matched to the rest of the wall. For the wider house, see our Middleton repointing page, and for the full method our lintel replacement guide.

Terraces and post-war estates
On the brick terraces, heads are often stone or a brick arch, with the inner part carried on timber. Movement in a solid wall over many years can let these drop, and a stepped crack from the corner of the window is a common result. We check whether a hidden timber needs replacing too.
Post-war estate houses were often built with concrete lintels, many cast with steel inside. When water reaches that steel it rusts and swells, and the concrete cracks along its length or spalls off at the face. Lintels like this can only get worse, so replacing them before the brick drops saves work.

Middleton lintel questions
How are lintel replacements priced in Middleton?
By the length of the new lintel. A span of 1 to 1.5 metres costs £1,850 and over 1.5 up to 2 metres costs £2,150 on a typical estate house. The bands step up to £3,450 for openings over 3.5 up to 4 metres. Upper floors needing a scaffold, a rotten inner timber or a lot of rebuilding increase the figure.
Can a cracked concrete lintel be patched?
If only the surface has spalled, a repair may hold for a while. If it has cracked along its length or the steel inside is rusting badly, replacing it is the lasting fix.
Is it safe to live in the house while you work?
Yes. The wall is propped before anything is removed, and most of the work is outside. We tell you if any rooms need clearing near the window.
Can several windows be done on one visit?
Yes. Doing them together usually saves time on access and props. We price each opening separately so you can see the cost.
Will the new brick match the old?
We look for reclaimed or new bricks close in colour and size to your house, and point to match the joints around them.
