Window heads on Prestwich houses

Prestwich has a mix of Victorian and Edwardian houses and interwar semis, and their window heads are just as varied. Brick arches, stone lintels, bay window beams and early steel all turn up. When any of them fails, the brickwork above shows it with cracks or a dip.

Our lintel repair work starts by finding what is carrying the load and why it has moved. We prop the wall, remove the failed head and fit a new lintel, rebuilding arches or soldier courses on the face so the opening keeps its look.

Older brick walls may need lime pointing to finish. Our Prestwich repointing page covers the rest of the house.

Bays, arches and early steel

Victorian and Edwardian houses often have bay windows with a beam across the top, sometimes timber, sometimes iron or early steel. When that beam rots or rusts, the brick over the bay drops and cracks show at the corners. Flat windows often have brick arches that sag in the middle after years of movement.

Interwar semis were built with cavity walls and some early steel or concrete lintels, often without the trays used today. Water gets onto the steel, it rusts and swells, and the course above lifts. Replacing it with a modern lintel and tray stops it happening again.

  • Cracks at the corners of a bay
  • Brick arch sagging in the middle
  • Rust staining under a window head
  • Bay window frame distorting

  • Soldier course bricks out of line

How we replace a head

  1. Photo assessment

Send the opening, the crack and the bay or arch so we can judge it.

  2. Support

Props and strong boys hold the brickwork while the old head comes out.

  3. New lintel

A lintel sized for the opening is bedded level with a tray where needed.

  4. Rebuild

Arches, soldiers or plain brick are rebuilt and pointed to match.

Prestwich lintel questions

What does a lintel replacement cost in Prestwich?

We price by length. 1 to 1.5 metres is £1,850 and over 1.5 up to 2 metres is £2,150 for a standard opening. Longer openings rise in bands to £3,450 for over 3.5 up to 4 metres. Bay window heads, arches to rebuild and scaffold for upstairs windows add to the price.

Is a bay window head harder to replace?

It takes more planning, because the beam often spans the full bay. We prop the brickwork above, replace the beam and rebuild the face.

Does the arch over a Prestwich window have to go?

Usually, yes. We rebuild it on a new lintel so it carries no load itself, using the original bricks where they are sound.

My interwar semi has a rusting lintel. Is it urgent?

If the brick above has lifted or cracked, it is worth acting soon, as rust keeps expanding. Send a photo and we will tell you how far it has gone.

Will my bay window need to come out?

Usually not. We support the frame and the brickwork and replace the head with the window in place.
