Two kinds of house, two kinds of lintel

Over an old Radcliffe terrace window you will often find a stone head or a shallow brick arch on the outside, with timber behind. On the later estates the support is usually a concrete beam or a steel lintel spanning both leaves of a cavity wall. Different construction, but the same result when it fails: cracked, slipping brick.

With lintel replacement we hold the wall on props, open up the brick over the head and swap the failed member for a new lintel set level on sound bearings. Where there is a cavity, a tray and weep vents go in to throw water outwards. Any split bricks nearby are swapped through our brickwork repairs.

Our guide to replacing a lintel sets out the method, and repointing in Radcliffe covers worn joints elsewhere on the house.

Where terrace and estate lintels go wrong

On the mill-town terraces, the outer stone or arch rarely fails alone. More often the timber lintel behind it has softened from years of damp, the inner leaf sags, and the outer head is dragged with it. A crack in the plaster over the window inside can be the giveaway. We open up and check that timber whenever we take the outer head out.

On estate houses, the problem is usually corrosion. Concrete lintels with steel bars inside crack along their length once the bar rusts, and early steel lintels fitted without a tray rust from the top where water collects. Either way the brick above is lifted and split, and the sooner it is replaced, the less of the face needs rebuilding.

Warning signs over a Radcliffe opening

  • Plaster cracking above a window indoors
  • Brick arch slipping on a terrace front
  • Line of cracking along a concrete beam
  • Brown rust marks bleeding down the brick
  • Patio or back door dragging at the top
  • Bricks over a garage door bowing out

From propping to pointing

  1. Show us the opening

A wide photo of the window or door, plus one close to the crack, is the place to start.

  2. Hold the wall

Strong boys and acrow props take the weight before any brick is cut out.

  3. Fit and level

The old lintel or timber comes out and the new one is bedded with full bearing at each end.

  4. Close it up

Matching brick is laid back, the joints are pointed and the props are struck once the mortar has gone off.

Radcliffe lintel questions

What does lintel replacement cost in Radcliffe?

Prices run by length and cover the inside and outside lintel together. A span of 1 to 1.5 metres is £1,850, over 1.5 up to 2 metres is £2,150, and the top band is £3,450 for over 3.5 up to 4 metres. If only one side needs replacing it is half, from £925. Upstairs access, scaffold or a lot of brick to rebuild takes it higher.

Can you replace the lintel over a garage door?

Usually, yes. Garage openings are wider than windows, so the lintel is longer and falls in a higher band. A photo with a rough width lets us price it.

Only the inside plaster has cracked. Is it still the lintel?

It can be. On terraces the inner timber often fails first while the outside looks fine. We check both sides before recommending anything.

How do I know the crack will not come back?

If the lintel was the cause and it has been replaced on proper bearings, the movement stops. Cracks from other causes, such as ground movement, need looking at separately, and we will say so if we see signs of it.

Can the work be done while I am at work?

Mostly, yes, since the job is done from outside. We may need a few minutes inside to check the inner lintel, which we arrange with you.
