Failing lintels in Whitefield

Whitefield has a spread of interwar semis, terraces and detached houses, and their lintels range from brick arches to early steel and modern cavity lintels. Whatever the type, a failed lintel shows itself in the brickwork above the opening.

Our lintel repair service props the wall, removes the failing lintel and fits a new one suited to the wall. Bricks damaged around the opening can be replaced as part of our brickwork repairs.

The lintel guide explains the stages in more depth. If your walls need repointing too, see repointing in Whitefield.

Different houses, different lintels

Interwar semis in Whitefield often have bay windows and early steel lintels without much rust protection. As the steel corrodes it lifts the brick course above, and cracks spread from the bay corners. We replace the lintel and relay the brickwork to the original pattern.

Detached houses can have wider openings, such as double doors or large picture windows, that need a longer lintel and more careful propping. Terraces more often have timber or arches over the openings. We look at each before we suggest what to fit.

Lintel warning signs

  • Cracks spreading from bay corners
  • Wide window head sagging in the middle
  • Rust staining across a brick course
  • Double doors binding at the top
  • Gaps around the window frame
  • Plaster cracks over openings inside

Whitefield lintel questions

What does a lintel cost on a Whitefield house?

We price by length. Small openings of 1 to 1.5 metres are £1,850, while a wide picture window or double doors over 3 up to 3.5 metres is £3,150. Both inside and outside lintels are included, and a single side is half. Bays, scaffold and extra rebuilding can increase it.

Can you replace a lintel over a large picture window?

Yes. Wide openings need a longer lintel and more props, but the method is the same. Measure the width and send us photos so we can price the right band.

Why have cracks appeared at the corners of my bay?

Bays on interwar semis often have early steel lintels that have rusted. The rust expands and pushes the brickwork, cracking it at the weakest points, which are often the bay corners.

Will the new lintel be visible?

Usually not. It sits behind the face brick, and we rebuild the course over it to match what was there.

Is approval needed for a lintel?

Replacing a lintel can need building regulations approval, so ask your local building control before the work.
