Openings that have started to move

Look above your windows from across the road. If a line of bricks has a slight smile in it, or a crack zigzags from the frame towards the eaves, the lintel is likely to be the cause. Left alone, the gap usually widens with each winter.

Through our lintel repair work we fit props and needles, take out the failed head and bed a new steel or concrete lintel in its place. Brick arches can be rebuilt over the new lintel so the terrace keeps its look.

Worn mortar elsewhere is covered on our page about repointing in Heywood, and cracked bricks can be renewed via our brick repair service. Read the lintel guide for the full process.

Mill-town terraces and newer estates

Mill-town brick terraces usually carry a shallow brick arch over each window with no steel behind it. The arch holds up only as long as its joints stay tight. As the mortar washes out the bricks shift, the centre drops and the courses above follow. A rebuilt arch on a hidden lintel cures it for good.

Newer estate homes have cavity walls with steel lintels and, in most cases, trays and weep vents. Faults there tend to come from blocked weeps, a missing tray or a lintel set without enough bearing. Water then sits on the steel and rust lifts the brickwork, often over a wide patio door or garage.

Lintel signs on old and new homes

  • Brick arch sagging in the middle
  • Zigzag crack heading for the eaves
  • Weep vents blocked or missing
  • Rust lifting bricks over a patio door
  • Garage door head bowing
  • Frame jamming as the season changes

Four steps to a new lintel

  1. Tell us what you see

Photos of the crack, the head and the brick above help us find the cause.

  2. Support goes in

Props and needles hold the wall before the old head is cut out.

  3. Lintel bedded

The new lintel is set level, with a tray and weeps in cavity walls.

  4. Brick and arch relaid

Brickwork or the arch is rebuilt, pointed and left to set before props come out.

Heywood lintel questions

What does lintel replacement cost in Heywood?

Every band covers the inside and outside lintel and goes by length. A 1 to 1.5 metre opening is £1,850, and a wide patio door over 2.5 up to 3 metres is £2,750. If only one side needs doing it is half, so £925 or £1,375. Arch rebuilding, scaffold and upstairs work add to it.

Can a mill terrace keep its brick arch?

Yes. We take the arch down, fit a steel lintel behind and rebuild the arch in the same bricks where they are sound. The front looks as it did.

Why would a newer house have a lintel problem?

Usually because water is getting onto the steel. Blocked weep vents, a missing cavity tray or a lintel without enough bearing can all cause rust or movement.

Our garage door head is bowing. Is that a lintel?

A garage opening is wide, so its lintel carries a lot. Bowing or cracking at the ends suggests it is struggling. Send us a picture and we will tell you what we see.

Can I live in the house during the work?

Yes. Everything is done from outside with the wall propped. The window or door affected may need to stay shut until we finish.
