Old terraces and newer homes

Heywood's housing includes mill-town brick terraces and newer estates, and their walls age at very different rates. The terraces have had a century or more of weather on their joints. Newer homes usually need little more than the odd patch, unless water has been running down one wall.

Most terrace fronts and backs suit our standard brick repointing, cut back to sound mortar and refilled. Where the brick is soft and the old mortar is lime, our period pointing is the gentler choice.

Signs of a failing window head are explained on the page for lintel repair in Heywood. If you want to read up before getting a quote, try our guide to brickwork pointing.

What tends to fail in Heywood

On the mill-town terraces, end houses suffer most, with a full gable open to driving rain. Inside, that shows as a cold, damp end wall upstairs. Repointing the gable on its own is common, and it is often the single most useful thing an end terrace owner can do.

On newer estates, problems are more local: a wall under a leaking gutter, brickwork splashed at ground level, or a patch where a satellite dish or pipe was fixed and removed. We match the existing mortar colour closely, because newer brick fronts show a mismatched patch easily.

Signs of tired mortar

  • Upstairs end wall feeling cold and damp
  • Gable joints eroded deep
  • Splashback staining at ground level
  • Old fixing holes left in the joints
  • Joints you can rake out with a key
  • Moss on the shady side of the house

Our repointing steps

  1. Photos to start

Show us the wall and a close-up of the joints so we can judge depth and mix.

  2. Price in writing

We send a written price per wall, or come out if the photos are unclear.

  3. Cut out and fill

Joints are raked to sound mortar, dampened and filled in layers.

  4. Finish to match

The profile is matched to the house and the faces are brushed clean.

Heywood repointing questions

What does repointing cost in Heywood?

On a standard terrace the front or the rear is from £1,850, and doing both together is from £3,700. Newer semis start from £2,450 per elevation. An exposed gable, a chimney stack, scaffold or plenty of damaged brick will put the price above that, and your quote lists each part.

We live in an end terrace. Is the gable worth doing on its own?

Often yes. The gable takes the most weather and is usually the main cause of damp in the end wall. Repointing it can make a real difference.

Our newer house has one patch of bad pointing. Is that normal?

It usually means water is getting to that spot, such as a gutter overflow. Repoint the patch and fix the cause, and the rest of the wall should be fine.

Can you fill old holes from satellite dishes and pipes?

Yes. We cut out the damaged joint around each hole and repoint it to match, so the marks disappear into the wall.

Will repointing help an upstairs damp patch?

If the damp lines up with open joints on the outside wall, repointing usually helps. Other causes, such as gutters or condensation, are worth checking as well.
