Repointing terraces near the hills

The stone and brick terraces of Milnrow face a lot of rain blowing in from the Pennine foothills. Once the pointing has worn, that rain is driven straight into the wall. Damp then shows inside, and frost starts to damage the face of the stone or brick.

Stone walls and soft older brick are usually repointed through our lime pointing work, because lime lets the wall dry out between storms. Harder brick on newer sections may suit our standard repointing service.

Read the guide to brickwork pointing for more on mortars. If there is a crack over a window, see lintel repair in Milnrow.

Exposed walls and the right mortar

On stone terraces the weather side tends to need repointing well before the sheltered one. Wide joints wash out, and the core of the wall can get wet. Lime pointing, laid in thin layers and protected while it cures, suits these walls far better than hard cement.

Brick terraces in the area often show frost damage where cement pointing has trapped water. The brick faces flake around the joints, and the cement stands proud. Cutting out the cement carefully and repointing in a softer mix stops the damage spreading.

Joints letting the weather in

  • Joints washed out on the weather side
  • Stone flaking beside cement pointing
  • Damp patches on the inside of exposed walls
  • Mortar crumbling at the touch
  • Moss growing in the joints
  • Loose stones or bricks at the corners

Repointing questions from Milnrow

What does repointing cost on a Milnrow terrace?

A standard terraced front starts at £1,850 and a terraced rear starts at £1,850 too. A semi-detached front or rear starts at £2,450 for each wall. Removing cement from stone, gable or chimney access and exposed walls needing extra care cost more, and the quote spells it out.

Which wall should I repoint first?

Usually the one taking the most weather, as it will be in the worst condition and most likely letting damp in. We can price that wall alone.

Can lime mortar be used in winter?

Lime needs protecting from frost while it cures, so we avoid cold spells. In milder weather we can work with covers in place.

Will my stone wall look different after repointing?

It will look tidier, but we keep the joint width and finish close to the original so the wall keeps its character.

Does repointing stop damp coming through?

If damp is coming through worn joints, repointing usually cures it. We also check gutters and downpipes, which often play a part.
