Worn mortar on Royton walls

Mortar is meant to be the sacrificial part of a brick wall. It weathers so the bricks do not have to, and sooner or later it needs renewing. When joints go soft or hollow, water sits in them, freezes in winter and starts to work on the edges of the bricks.

We cut the tired mortar back, wet the joints and refill them in layers through our brick repointing service. Bricks that have already lost their faces can be swapped for matching ones during the same job, using our brick replacement and repair work.

If you have also spotted a crack climbing from a window corner, have a look at our page on lintel repair in Royton. Anyone curious about raking depths and joint finishes will find them covered in the repointing guide.

Terraces and post-war houses age differently

The older mill-town terraces in Royton were laid with softer bricks and a lime mortar. Many have since been patched in hard cement, and that mix holds water against the brick instead of letting it dry out. Where we find that, we often suggest a softer mortar so the joint wears before the brick does.

Post-war houses were usually built in harder bricks with a cement mortar from the start, so a modern mix suits them. Their weak spots tend to be the parts that catch the rain, such as gable walls, the joints under window sills and any stretch below an overflowing gutter. We look at those first and only quote for the walls that need it.

When a wall is ready for repointing

  • Joints crumbling to sand at a touch
  • Mortar recessed deep behind the brick edge
  • Damp marks on an inside wall
  • Moss or weeds rooted in the joints
  • Brick faces flaking beside open joints
  • Cold draughts through a solid wall

Common Royton repointing questions

Is hard cement pointing bad for an old terrace?

On soft, older brick it can be. Cement sets harder than the brick, so moisture escapes through the brick face instead of the joint, and frost then pops the surface off. A softer mix lets the wall dry out the way it was built to.

Can you repoint only our half of a chimney stack shared with next door?

We can, though a shared stack is often best done in one go, since the weather does not stop at the boundary. If both households agree, we can price the whole stack so the cost can be split.

How do you match the colour of the old mortar?

We look at the sand in the existing joints and mix test batches until the colour sits right once dry. Fresh mortar always looks darker when wet, so we judge the match after it has dried.

Is it worth repointing a post-war house?

If the joints are still hard and flush, probably not yet. Repointing pays off once the mortar is crumbling or recessed, because that is when rain starts getting into the wall. A photo is enough for us to give you a straight answer.

How much does it cost to repoint a Royton terrace?

Repointing the front or the rear of a standard terraced house is from £1,850 and a semi-detached front or rear is from £2,450. The price climbs with a tall gable, a chimney stack, scaffold over a yard or very hard cement that is slow to cut out. Having the front and rear of a terrace done together is from £3,700.
