Cracks above openings on terraced rows
On a terraced house the openings sit close together, so a single failing head can crack the wall between two windows or run up towards the eaves. The sooner the cause is found, the less brickwork has to come down.
Through our lintel repair and replacement work we support the wall, remove the broken or rusted head and set in a new lintel sized for the opening. If the bricks around it have cracked, we can also replace damaged bricks at the same visit.
Many of these jobs finish with a little pointing to tie the new work in. If the whole elevation is looking tired, ask us about repointing in Blackburn at the same time. Our lintel guide explains the work in more depth.

Stone and brick heads on mill terraces
Blackburn's long rows of mill-town terraces are mostly red brick, with some built in stone. Where a terrace has dressed stone heads over its windows, the usual fault is a crack straight through the middle of the stone, sometimes after a frame was replaced or the wall below settled.
Brick terraces often had a timber or thin iron lintel hidden behind the outer face. Given enough wet winters timber rots and iron rusts, and the bricks above start to drop. Replacing it with a modern steel or concrete lintel stops the movement for good.
Warning signs over a terraced window
- Crack straight through a stone head
- Split running between two windows
- Bricks bulging just above a frame
- Brown rust lines along a joint
- Sash or casement hard to open
- Plaster cracking inside above the window

Lintel questions from Blackburn terraces
Our stone window head has a crack through it. Does it have to go?
Sometimes. If the stone has a clean crack and has not dropped, a hidden steel lintel can be fitted behind it to take the weight. If it has broken up or slipped, a replacement head or a lintel with a brick or stone face is the better fix.
The crack runs into next door's wall. What happens?
On a terrace, movement can cross the party line. We will tell you if the crack carries on into the neighbouring house, so you can speak to them, as both sides may need looking at.
What does lintel replacement cost in Blackburn?
Prices are set by length: an opening of 1 to 1.5 metres is £1,850 and the bands climb to £3,450 for 3.5 to 4 metres. A stone head to match, upstairs scaffold or a lot of disturbed brickwork can push the price higher. Each band includes both the inner and outer lintel, and a job on one side only is half that, starting at £925.
Why do windows on old terraces stick before the crack appears?
As the head sags it pinches the top of the frame, so a sash or door can bind before you notice any crack outside. If that has started, send us a photo of the wall above.
How long does the job take?
A single window head is usually a short job, but the new mortar has to set before the props come out. We give you a timescale with the quote.
