Cracked heads on stone and brick terraces

Look at the space just above your windows and doors. On many terraces it is a single piece of stone, and on others a row of bricks on a hidden lintel. A crack through that stone, or a dip in that row of bricks, means the support has started to fail.

With our lintel repair work the wall is propped, the failed head is taken out and a new lintel goes in. On stone fronts we can set a steel lintel behind a new or reused stone face, so the look of the house does not change.

Where the mortar around the opening has also failed, we can tie in repointing in Burnley at the same time. For the detail on how propping and replacement work, read our lintel replacement guide.

Weavers' terraces and their window heads

Burnley's stone and brick terraces date from its cotton weaving days. Stone heads on these houses are heavy and long lasting, but they crack if the wall settles or if a new frame was fitted tight under them. Once split, each half carries less and the brickwork above can start to drop.

On brick terraces of the same age, the heads were often supported on timber behind the facing bricks. Damp rots that timber slowly, and the first sign is usually a sagging course of bricks or plaster cracking inside above the window.

How a failing head shows itself

  • Vertical crack through a stone lintel
  • One half of a stone head lower than the other
  • Bricks sagging over a back door
  • Plaster cracking inside over a window
  • Gap widening at the top of a frame
  • Timber visible and rotten behind brick

From split head to sound opening

  1. Show us the crack

A clear photo of the head and the wall above is the best place to start.

  2. Hold the wall

Needles and props take the load off the head before it is removed.

  3. New lintel in

Steel or concrete goes in level, with stone facing reused or replaced.

  4. Finish the wall

Stone or brick is rebuilt, pointed to match and the props come out.

Burnley lintel questions

Can you match a stone window head?

We can often reuse the original stone if it is cracked cleanly, with a steel lintel taking the weight behind it. If the stone is too far gone, we talk you through replacement options before any work starts.

The crack is only inside. Could it still be the lintel?

Yes. On solid walls a timber lintel inside can rot while the outside looks fine. A crack in the plaster above a window is worth a photo, and we can tell you if it needs opening up.

What is the cost of lintel replacement in Burnley?

Openings of 1 to 1.5 metres are £1,850 and the length bands go up to £3,450 for 3.5 to 4 metres. A new stone head, scaffold for upstairs, or extra brickwork that has dropped can lift the price. Both the inner and outer lintel are in that price, and doing only one of them costs half, from £925.

Will the back door have to come out?

Usually not. The frame stays in while we prop and replace the head, though a little making good inside around the top of the frame may be needed.

Is building control involved?

Structural work such as replacing a lintel can need building regulations approval. Ring the building control office at Burnley's council before the job is booked in, and we will do the work the way they ask.
