Old walls need the right mortar

A wall built from stone or soft brick relies on its mortar to let water out as well as keep it from soaking in. If that mortar is replaced with something harder than the wall, the moisture goes the other way and damages the stone or brick instead.

For these houses we usually recommend our lime pointing service, which uses natural hydraulic lime or lime putty. Brick walls in good condition can take a standard repoint through our brick pointing service.

If you want to understand the difference between the two, the brickwork pointing guide covers it in plain terms. Cracks over doors and windows are a separate job, which we cover on our page for lintel repair in Burnley.

Stone and brick terraces from the weaving era

Burnley's terraces from its cotton weaving days were built in stone and brick with lime mortar. Over the years many were repointed in cement, often raised or ribbon pointed so it stands proud of the wall. That style sheds water onto the edges of the stone and speeds up wear.

We take that pointing out slowly so the edges of the stone or brick are not broken, then fill the joints with lime finished flush or slightly back. The wall dries out better and the joints look more like they did when the house was built.

Problems we see on older walls

  • Ribbon pointing standing proud of the stone
  • Stone faces flaking under hard joints
  • Damp on the inside of solid walls
  • Lime mortar gone soft and sandy
  • Cracks running along cement joints
  • Moss and weeds in the upper joints

Lime repointing in four steps

  1. Look at the wall

Photos show us the stone or brick and the type of pointing on it now.

  2. Remove hard pointing

Cement is cut out by hand where needed to protect the stone edges.

  3. Fill in thin layers

Lime is pressed into damp joints in layers and left to firm up.

  4. Cure slowly

The wall is kept from frost, sun and rain while the lime hardens.

Burnley stone and brick pointing questions

Why not just use cement on my stone house?

Cement is harder and less breathable than old stone, so water gets trapped behind it and the stone takes the damage. Lime lets the wall dry out through the joints, which protects the stone over the long term.

What does raised or ribbon pointing do to a wall?

Pointing that stands proud of the stone catches rain and runs it onto the stone edges. Over time the edges wear and the cement cracks away. We usually replace it with a flush or recessed finish.

How much does it cost to repoint a Burnley terrace?

A standard terraced front or rear starts from £1,850, or from £2,312.50 when the wall is pointed in lime, which most stone fronts need. Hard cement to remove, tall gables, chimney work or scaffold over awkward ground can bring it above that.

How long does lime take to cure?

Lime sets slowly over several days and keeps hardening for weeks. We cover it and keep it damp while it goes off, so it is best to avoid the coldest months if you can.

Will lime pointing look different to what I have now?

It is usually softer in colour and texture than grey cement. Most owners find it suits an old terrace better, and we can show you a sample before we start.
