Bricks dropping over a Bamber Bridge window

Every window and door in a brick wall needs something to hold up the courses above it. On an older terrace that might be a brick arch or a stone head, and on a newer house it is usually a steel box lintel hidden behind the outer skin. If either one gives way, the bricks above begin to crack and drop.

We put this right through our lintel repair service, which deals with the beam itself rather than just filling the crack. The wall is held on props, the old lintel comes out and a correctly sized one goes in. If you want to see each stage first, read our guide to lintel replacement.

The bricks we take out are reused where they are sound, so the new head blends in. If the rest of the house needs attention too, we also do repointing in Bamber Bridge and can price both together.

Old terraces and newer estates fail differently

On the brick terraces near the old mills, window heads are often shallow arches or flat stone. Over a long life they settle, joints open up and the middle of the arch can sag. Sometimes the arch can be reset, and sometimes a hidden steel lintel needs fitting behind it.

On modern estates across South Ribble the usual cause is different. A cavity lintel that was poorly bedded, or one where the cavity tray and weep vents were left out, lets water reach the steel. The outer leaf then cracks above the frame, often in a neat step pattern.

What a struggling lintel looks like

  • Cracks climbing in steps from the frame
  • Arched brick head sagging in the centre
  • Orange rust marks bleeding through mortar
  • Front door rubbing at the top
  • Mastic seal above the window splitting
  • Brick slips loose over a bay or porch

Our four stage lintel job

  1. Look at the crack

Photos tell us the type of head and how far the brickwork has moved.

  2. Support the brickwork

Props and strong boys go in so nothing above can drop while we work.

  3. Change the lintel

The failed head is cut out and the new lintel is set level on firm bearings.

  4. Brick it back up

Courses are relaid and pointed, then the props are taken away once set.

Bamber Bridge lintel questions

Our house is fairly new. Why has the lintel cracked already?

On newer houses the steel itself is rarely to blame. More often the lintel was bedded badly or the cavity tray was missed, so water gets in and the brickwork above it moves. We check for both when we replace it.

Can a sagging brick arch be saved?

If the bricks are sound, an arch can sometimes be taken down and rebuilt over a new support so the house keeps its original look. If the arch has broken up we will suggest a lintel with a brick soldier course on top.

How much is a lintel replacement in Bamber Bridge?

A lintel of 1 to 1.5 metres starts from £1,850 and the bands rise with length, up to £3,450 for an opening of 3.5 to 4 metres. Upstairs openings needing a scaffold, or extra brickwork that has already moved, add to the cost. The price covers the inside and outside lintel together, and if only one side needs changing it is half, from £925.

Will you have to go inside the house?

Most of the work is done from outside. Inside, we may need to clear a little space by the window so the props and needles can go through, and we will tell you this when we quote.

Does the repair need sign off from building control?

Putting a new load bearing beam over an opening is the kind of work that may need building regulations approval. Have a word with your council's building control team before we begin, and we will follow their requirements.
