Pointing for old terraces and newer homes

Bamber Bridge has two quite different kinds of brick house. Close to the old mills you find long terraces from the cotton years, and around them are estates built far more recently. Both suffer when the mortar between the bricks wears away, but for different reasons and at different speeds.

On the older rows we often recommend lime pointing for period homes, because a breathable joint suits soft, old brick. Newer houses usually take a standard sand and cement mix through our repointing service, matched to the colour already on the wall.

Cracked brick faces can be cut out and swapped as part of our brick repair work. If you have also noticed cracking above a window, take a look at our page on lintel repair in Bamber Bridge.

How mill terraces and estate houses wear

The terraces near the old mills were put up with soft brick and lime mortar. Many have since been patched in hard cement, which holds water in the face of the brick. After a few frosty winters that face can flake off, so we take the cement out gently and repoint in a softer mix.

Estate houses tend to have harder machine made bricks and a thinner joint. Problems here are usually local, such as a gable end that catches the weather, mortar washed out under a dripping overflow, or poor pointing left by the original builder. A partial repoint is often all they need.

Telltale signs on your walls

  • Brick faces flaking beside hard grey joints
  • Mortar that crumbles when you rub it
  • Damp patch on a chimney breast
  • Gable end darker than the other walls
  • Open joints letting in a draught
  • Green staining below a leaking overflow

What happens on the day

  1. We see the wall

Photos first, then a visit if the brick or mortar type needs checking in person.

  2. Choose the mix

Lime or cement is picked to suit the age of the brick and the existing joints.

  3. Rake and fill

Joints are cleared back to firm mortar and packed in layers until full.

  4. Strike and clean

Each joint is finished to the right profile and loose mortar is brushed off.

Your Bamber Bridge pointing questions

Our terrace was repointed in cement years ago and the bricks are flaking. What now?

That is a common result of hard mortar on soft brick. We cut the cement out with care, replace any bricks that have lost their face, then repoint in lime so the wall can dry out again.

Can you repoint just the gable end?

Yes. A gable that faces the wind often wears much faster than the front and back. We can repoint it on its own and match the mortar to the walls left untouched.

What is the price of repointing a terrace in Bamber Bridge?

A standard terraced front or rear is from £1,850 while a semi-detached front or rear from £2,450. Taller walls, chimney work, scaffold for awkward access or a lot of damaged brick will take the price above that.

Will repointing stop the damp in my bedroom?

If rain is getting through open joints, repointing usually cures it. Damp can also come from gutters, sills or condensation, so we look at those too and tell you honestly what we think is behind it.

Do I have to be home while you work?

Not usually. We need access to the outside walls and somewhere to mix, and we will let you know if we need to come inside at any point.
