Repointing older Wigan brick

Brick terraces from the mill and colliery years are some of the oldest homes many people in Wigan live in. Their mortar has often been patched several times, sometimes in mixes that do the brick no favours.

For soft older brick we often recommend lime pointing, which lets the wall breathe. Interwar estate houses usually suit our standard brick repointing in sand and cement.

Garden and boundary walls can be rebuilt through our bricklaying service. If you have a crack over a window, see lintel repair in Wigan.

Old terraces and interwar estates

Wigan's mill and colliery-era terraces were built with soft brick and lime. Cement patches added over the years can trap moisture, so the brick around them flakes or crumbles in frost. Removing that hard pointing carefully and repointing in lime gives the wall a chance to dry.

Interwar estate houses are generally built of harder brick and cope well with cement mortar. Their gables, chimney stacks and the brickwork under sills wear first. We price for those parts rather than assuming the whole house needs doing.

Signs it is time

  • Patchy cement repairs on soft brick
  • Joints worn deep into the wall
  • Frost damage around old repairs
  • Chimney stack joints washing out
  • Damp on an upstairs gable wall
  • Mortar falling onto the path

Wigan repointing questions

What does repointing cost in Wigan?

For a standard terrace you pay from £1,850 per side, front or rear, rising to from £2,450 per side on a semi. Older terraces needing lime are from £2,312.50 for a front or rear. Stacks, tall gables, scaffold over yards and badly damaged brick increase the cost.

Why is my brick crumbling around old repairs?

Hard cement repairs on soft brick stop moisture escaping through the joint, so it comes out through the brick face instead. Frost then breaks the face away.

Can you repoint the back of a terrace only?

Yes. Rear walls and outriggers often wear faster than the front, so it is common to do them separately.

Can you repoint and replace bricks at once?

Yes. Damaged bricks are cut out and replaced first, then the whole area is repointed so it matches.

When is the best time to repoint with lime?

Mild, dry weather in spring and early autumn suits lime best. It must not freeze while it cures, and it needs protecting from strong sun and heavy rain.
