Doors and windows both rely on a lintel
People tend to notice cracks over windows first, but door openings fail just as often. A front or back door is opened and closed many times a day, and a dropping head soon shows as a door that catches at the top or a gap opening above the frame.
We fix the cause with our lintel repair and replacement service: the brickwork is supported, the failed head removed and a new lintel bedded level. On a cavity wall we fit a tray and weep vents so rain inside the cavity drains out.
If the bricks around the opening have been damaged, we sort those through our brick repair service. When the mortar across the house is also tired, ask about repointing in Chorley while the props are up.

Cotton-era rows and later estates
Chorley's brick terraces from the cotton era usually have brick arches or plain stone heads over the doors and windows, sometimes with timber behind. Where that timber has rotted or the arch has spread, the brickwork above the opening drops and the joints crack.
Newer estate houses use steel cavity lintels, which are strong but rely on the cavity tray and weep vents to keep water off them. If those were missed or blocked, rust can build up over the years and lift the outer brickwork, especially over wide patio doors.

Chorley lintel questions answered
My back door has started sticking at the top. Could that be the lintel?
It can be. A dropping lintel presses down on the frame, so the door rubs at the head. Look for a crack or a dip in the bricks above, and send us a photo so we can tell you.
Can you replace the lintel over patio doors?
Yes. Wide openings need a longer lintel and careful propping, as there is more brickwork to carry. We measure the span when we quote so the right size is ordered.
What does it cost to replace a lintel in Chorley?
We price by length, starting at £1,850 for 1 to 1.5 metres and rising in bands to £3,450 for 3.5 to 4 metres. Upstairs work, scaffold, or a large area of disturbed brickwork above can take it higher. That covers inside and outside, and a one-sided replacement is half price, from £925 for the shortest band.
What are weep vents and does my wall need them?
They are small vents in the joints just above a lintel that let water in the cavity escape. On a cavity wall with a tray, they stop water sitting on the steel. We fit them where the wall needs them.
Should I get this done before I sell the house?
A cracked lintel is often flagged on a survey, so dealing with it first can make a sale smoother. Keep any building control paperwork to pass on to the buyer.
