When the head of an opening fails

Lintels do their job out of sight for many years, so most people only think about them when something cracks. A diagonal crack from a top corner, bricks bowing over a frame or a crumbling concrete edge are the usual first signs.

We sort out the cause through our lintel replacement service. The opening is propped, the old lintel comes out and a new one is set level on firm bearings, with a tray and weep vents where the wall has a cavity.

The pointing around a new lintel is matched to the wall, and the page on repointing in Horwich covers the rest of the house. Our replacement guide explains the work in more detail.

Railway-era terraces and post-war houses

Railway-era terraces were built to a pattern, often with stone sills and heads or brick arches over the windows. Stone heads can crack across the middle and arches slip as their joints weather. Because the houses are in rows, a failing head on one often shows as a crack crossing into the neighbour's brickwork.

Post-war houses mostly have reinforced concrete lintels, and the steel inside can rust if water reaches it. The concrete then spalls off the face, exposing the bars and weakening the lintel. Replacing it early limits how much brickwork has to be taken down.

Lintel problems to look for

  • Crack across a stone head
  • Concrete flaking off a lintel face
  • Steel bars showing through concrete
  • Arch bricks loose over a window
  • Diagonal crack from a top corner
  • Crack crossing into next door's wall

How we replace a lintel

  1. Send a photo

A clear photo of the opening and the crack is usually enough to start.

  2. Make it safe

Strong boys and props hold the wall before anything is taken out.

  3. Swap the lintel

The old head is removed and the new lintel is set level on sound bearings.

  4. Rebuild and finish

Brick or stone is relaid and pointed, then the props are removed.

Horwich lintel questions

How much does it cost to replace a lintel in Horwich?

Our six length bands run from £1,850 to £3,450 and include both the inner and outer lintel. Where only one of them has failed it is half, between £925 and £1,725. Scaffold, an upstairs opening, a stone head to replace or extra brickwork add to the figure, and the quote is in writing.

The crack runs into next door's wall. Who sorts it out?

If the lintel on your side has failed, the repair is on your house, but the brickwork either side may need a little making good. Let your neighbour know and we can explain the work to both of you.

My concrete lintel has rust showing. Is it still safe?

Exposed, rusting bars mean the lintel is losing strength. It is not usually an emergency, but it should be replaced before more concrete comes away.

Can you match the stone head on my terrace?

We reuse it if it is sound, or source a similar stone or a matching cast head if it is broken. The aim is for the front to look the same as its neighbours.

Should I wait to replace my windows until the lintel is done?

Yes, ideally. New frames should go under a sound head. Sorting the lintel first avoids disturbing new windows later.
