Lintel problems on red brick houses

When the support over an opening gives way, the brickwork above it starts to sag. On a terrace this might be a brick arch that has dropped in the centre. On a later semi it is more often a crack running up from the corner of the frame and opening wider each winter.

Through our lintel repair service we put in a new steel, Catnic or concrete lintel with the wall propped above. If you want to know what to expect on the day, the lintel replacement guide goes through it.

Bricks around a failed head are often cracked too, and some may need swapping through our repairs to damaged brickwork. When the joints across the front are also failing, our page on repointing in Atherton covers that side of things.

Arches and heads on Atherton terraces

Terraces from Atherton's mill and colliery days commonly have a shallow brick arch over the front windows, sometimes with timber behind it on the inside. An arch relies on tight joints to hold its shape. When the mortar between the arch bricks washes out, the centre can slip, and the bricks above follow it down.

The later semis are more likely to have a steel or concrete lintel. Steel rusts where water reaches it, swelling as it goes, while concrete can crack across the middle or spall at the ends. We look at which type is there and how far it has gone before choosing between a repair and a full replacement.

Warning signs over doors and windows

  • Brick arch slipping at its centre
  • Crack running up from the frame
  • Rusty streaks on the brick
  • Top of a door catching the frame
  • Cracked concrete over a back door
  • Mortar falling from an arch

How we replace a lintel

  1. Photo check

A shot of the crack and one of the whole window tells us most of what we need.

  2. Written quote

We explain which lintel we would fit and how much brickwork comes down.

  3. Swap the lintel

With the wall held on props, the old head is removed and the new lintel set level.

  4. Rebuild and finish

The arch or brick course is relaid, pointed to match and left to set before the props come out.

Questions about Atherton lintels

Can a dropped brick arch be rebuilt without a new lintel?

Sometimes. If the arch has slipped because its joints washed out, it can be taken down and relaid. If there is rotten timber or rusted steel behind it, that needs replacing too, otherwise the arch will drop again.

There are rust streaks on the brick above my window. What does that mean?

It usually points to a steel lintel corroding behind the brickwork. As rust builds up it swells and can crack the bricks and lift the course above. Send us a photo so we can judge how far it has gone.

Can you match the red brick on our terrace?

We look for reclaimed or new bricks as close as possible in colour, size and texture. Where the originals come out whole, we clean them and lay them back.

Is the back door lintel done the same way as a window?

Yes, the method is the same. Door openings are often wider, so the lintel may need to be heavier, and we make sure the door still opens freely afterwards.

Is there a set price for lintel work in Atherton?

We price by length. A short lintel of 1 to 1.5 metres starts from £1,850 and the bands go up to £3,450 for one between 3.5 and 4 metres. Rebuilding a whole brick arch, working at height or replacing several cracked bricks around the head moves the cost above the band.
