Cracks over doors and windows in Little Hulton
If a crack has appeared over a window or door in your Little Hulton home, the lintel is the first thing to check. It is the beam that holds up the brick above the opening. Once it rusts through, snaps or loses its bearing, the brick has to find support elsewhere, and it does that by cracking.
Our lintel replacement work starts with propping the wall so nothing moves. The damaged lintel is taken out and a new one is bedded level, with a tray and weep vents where the wall has a cavity. Any bricks that broke as the lintel failed are swapped as part of our repairs to damaged brick.
Our page on repointing in Little Hulton covers worn joints elsewhere on the house, and the lintel guide explains each step in plain terms.

Post-war houses and older terraces
Most of Little Hulton's post-war estate houses were built with concrete or early steel lintels over the openings. Concrete can crack from the inside when its reinforcing bar rusts and swells, and you often see this as a line along the face of the lintel with stains below it. Early steel without a proper tray can rust from the top down.
The older terraces tend to have solid walls with brick or stone heads. Here it is usually years of slow movement and soft mortar that let a head drop. Because the walls are solid, the replacement and its bearings are sized differently from a cavity house, and we check which you have before quoting.

Little Hulton lintel questions
What will a new lintel cost?
We price by length. For a typical Little Hulton window of 1 to 1.5 metres the figure is £1,850 while a span over 1.5 up to 2 metres comes to £2,150. Longer openings climb in bands, reaching £3,450 for over 3.5 up to 4 metres. Scaffold for an upstairs window, extra brick to rebuild or tricky access takes it higher.
I rent my house out. Can you deal with the tenant directly?
Yes, if you give us permission and their details. We can arrange access with them and send the quote and updates to you as the owner.
Can you fit a lintel over a kitchen extension doorway?
A photo is the best starting point here. Where an extension opening has cracked or the original lintel was undersized, we can usually replace it in the same way as any other opening.
Do I need to be home while you work?
Not always, as most of the work is outside. We may need to get in briefly to check the frame or the inside face, so we will agree that with you beforehand.
Is the concrete lintel over my window worth repairing?
If the concrete has only spalled at the surface, a repair may be enough. If it has cracked through or the steel inside has rusted badly, replacing it is the safer choice.
