Pointing on Walkden terraces and estates

A wall with failed joints lets water in slowly at first, then faster as the gaps grow. Brick terraces show it as damp in the corners of upstairs rooms, while post-war houses often show it on the gable or beneath a sill.

Our repointing service removes the weak mortar and repacks the joints in layers so they cure properly. Older terraces with soft bricks may be better off with lime pointing, which we can advise on.

Joint profiles, mortar strength and curing are explained in our guide to pointing brickwork. For cracks above windows and doors, try lintel repair in Walkden.

How each house type wears

Walkden's brick terraces have walls that are usually solid, so any water that gets through a failed joint has nowhere to go except inwards. That makes repointing the most worthwhile job on them once the mortar is soft. Their chimney stacks and the back walls facing small yards are often the worst affected.

Post-war estate houses tend to have harder bricks and cement mortar, and they often wear unevenly. The side gable, the strip below each window sill and the area under a dripping gutter usually go first. We repoint those sections to match rather than redoing walls that are still sound.

Signs the mortar has failed

  • Joints hollowed out behind the brick face
  • Mortar loose to the touch
  • Damp in the corner of a bedroom
  • Gable end worn more than the front
  • Moss along the joints under sills
  • Brick faces crumbling near open joints

Walkden repointing questions

What does repointing a Walkden house cost?

A standard terraced house front or rear is from £1,850, and a semi-detached front or rear is from £2,450. Full chimney stacks, high gables, scaffold over a narrow yard or very worn bricks can raise it.

Can you repoint only below the windows?

Yes, if that is where the joints have failed. The strip under sills often wears first because water drips straight onto it. We match the new pointing to the rest of the wall.

Is my post-war house too new to need repointing?

Not necessarily. Even harder cement mortar wears over time, especially on exposed gables. If the joints are still flush and hard, it can wait, and we will tell you if that is the case.

Why does my gutter matter for the pointing?

A leaking gutter or downpipe soaks the same patch of wall every time it rains. The mortar there wears much faster, so it is worth fixing the leak before or when we repoint.

Will you need to come inside?

Not for repointing. All the work is done from outside, though we may ask to see any damp patches inside to judge where water is getting in.
