Pointing for old cottages and newer homes

The joints in a brick wall do two jobs. They hold the bricks in line and they keep the weather out. When the mortar crumbles or cracks, water gets in behind it, and the wall stays wet for longer after every shower.

For older cottages, our period pointing in lime suits soft brick and lets the wall dry out. Newer houses built with harder brick are usually best with our standard brick repointing in a cement mix matched to the original.

Our brickwork pointing guide explains the differences in more detail. If you have noticed cracking over a door or window, see our page on lintel repair in Boothstown.

Why cottage walls and newer walls fail differently

The older cottages near the canal were built before cement became common, with soft bricks bedded in lime. Lime lets the wall release moisture through its joints. If those cottages have since been repointed in hard cement, damp gets trapped in the brick and the faces start to break away. Taking the cement out and going back to lime usually puts that right.

Newer family housing tends to fail at the details rather than across whole walls. Joints under window sills, beside downpipes and along the base of the wall near paving often wear first. Garden walls and boundary walls also need looking at, because they get wet on both sides.

When it is time to repoint

  • Hard cement around soft crumbling bricks
  • Joints wearing away near ground level
  • Lime mortar washing out of joints
  • Damp that lingers after rain
  • Cracked pointing under window sills
  • Garden wall joints open on top

Boothstown repointing questions

Why does lime take longer than cement?

Lime sets by slowly absorbing carbon from the air, so it hardens over weeks rather than days. It has to be kept damp and sheltered from frost and drying winds during that time, which is why we cover the wall while it cures.

Our cottage was repointed in cement years ago. Is that a problem?

It can be. Hard cement holds moisture in soft brick, and you may see the faces flaking next to the joints. If that is happening, we would suggest taking the cement out and repointing in lime.

How much is it to repoint a house in Boothstown?

A standard terraced front or rear starts from £1,850 and a standard semi front or rear from £2,450. Older cottages that need hard cement removing first, tall gables or scaffold can mean a higher price, and detached homes are priced from photos.

Can you repoint our boundary wall too?

Yes. Boundary walls are exposed on both faces and along the top, so they often need it sooner than the house. We can rebed the coping if it is loose at the same time.

Can repointing be done in winter?

Lime should not be laid in frost, and cement does not like it either. In milder spells we can work with covers, but we will move dates if a hard frost is forecast.
