Not every crack means a new lintel

A crack above a window can look alarming, but the cause is not always a failed lintel. It might be old mortar shrinking, a little settlement years ago or a frame fitted too tight. Finding the real cause first can save you from work you do not need.

Our lintel repair service starts with a proper look at the crack. Where the lintel is basically sound, a repair to the brickwork and joints above it may be all that is needed. If it has failed, we cover full replacement on our page for lintel replacement in Liverpool.

Cracked bricks around the opening are cut out and replaced with our brick repairs. If your mortar is worn across the house, see repointing in Liverpool.

Reading cracks on terraces, townhouses and semis

Liverpool has Victorian terraces, large townhouses and interwar semis, and each tends to crack in its own way. On Victorian houses, hairline cracks along old lime joints over an arch are often just shrinkage, while a crack that steps upwards and widens points to movement in the head.

Interwar semis often have early steel or concrete lintels. A horizontal crack along the bottom course with rust staining usually means the steel is swelling. If there is no rust and the crack is fine and stable, a careful repoint and some bricks replaced may be enough.

Telling a minor crack from a failed lintel

  • Hairline crack that has not changed
  • Stepped crack getting wider
  • Rust staining along a joint
  • Bricks over the opening out of line
  • Frame binding or out of square
  • Crack showing on both inside and outside

How we diagnose and repair

  1. Look at the crack

Photos of the crack and the whole opening show us how it has moved.

  2. Find the cause

We check for rust, a dropped head, worn joints or older settlement.

  3. Repair where possible

Sound lintels are kept and the bricks and joints above are repaired.

  4. Replace if needed

A failed lintel is propped and replaced, with the wall rebuilt to match.

Liverpool lintel repair questions

How do I know if a crack is just cosmetic?

A fine crack that has stayed the same for years, with no rust and no dropped bricks, is often cosmetic. A crack that steps upwards, widens or appears inside too is more serious. Mark the ends with pencil and check them over a few weeks.

Can a rusty steel lintel be repaired instead of replaced?

If the rust is only on the surface and the steel has not lost much thickness, it can be cleaned and treated. If it has swollen enough to crack the brick, replacement is the safer option.

What does lintel work cost in Liverpool?

Smaller repairs are priced from photos. If the lintel has to be replaced, it is £1,850 for 1 to 1.5 metres up to £3,450 for 3.5 to 4 metres, covering inside and outside, and half that, from £925, for one side. Scaffold and extra brickwork raise it.

Why has a crack reappeared after it was filled?

Filling a crack does not deal with what caused it. If the lintel or the wall is still moving, the filler will crack again, which is why we look for the cause first.

Could the crack be from my new windows?

Sometimes. A frame fitted too tight or removed carelessly can disturb the head. We check the frame and the lintel to see which it is.
