Lintel trouble on older Wallasey homes

Victorian and Edwardian houses close to the sea have one thing in common at their window heads: moisture. Rain blown in off the water soaks the brick, and anything made of iron or steel above the opening slowly corrodes.

Through our lintel repair and replacement service, we prop the brickwork, cut out the failed head and bed in a new galvanised steel or concrete lintel. The lintel repair guide covers what each stage involves.

Edwardian fronts often have decorative brick or soldier courses over the openings, and our brick repair work rebuilds those to match. Worn joints across the front can be dealt with by our repointing service.

Victorian and Edwardian heads near the sea

Victorian houses in the area tend to have solid walls with brick arches or stone heads, sometimes with an iron bar added behind by a later builder. That hidden iron is often the culprit when a crack appears, as it rusts, swells and splits the brick along the line of the head.

Edwardian homes are more likely to have soldier courses, decorative heads and early steel or concrete lintels. A soldier course that has dropped in the middle is a common sign that the support behind it has failed. We rebuild the face to the original pattern once the new lintel is in.

Lintel faults to watch for

  • Soldier course dipping in the middle
  • Brick split along the line of the head
  • Orange staining under a window
  • Crack through a stone head
  • Damp patch over a window inside
  • Gap between frame and brick widening

The replacement in four steps

  1. Study your photos

We look for rust, dropped bricks and cracking to judge the cause.

  2. Make it safe

Props and strong boys hold the wall above the opening.

  3. Out with the old

Rusted iron or a cracked lintel is removed and a new one bedded in.

  4. Rebuild the face

Soldier courses, arches or plain brick are relaid and pointed.

Lintel questions from Wallasey

Why has a crack appeared along the top of my window?

On older houses, a crack running along the head often means iron or steel in the brickwork is rusting and expanding. It needs looking at before it lifts more brick.

What is the price of a lintel replacement?

It is set by the length of the lintel. From 1 to 1.5 metres it is £1,850 and over 3.5 up to 4 metres it is £3,450. There are bands in between. Decorative fronts to rebuild, upstairs scaffold or longer spans can add to it.

Can you rebuild a decorative brick head?

Yes. We record the pattern before taking it down and relay it in the same arrangement, reusing the original bricks where they come out whole.

Is galvanised steel worth it by the sea?

Galvanised steel resists rust far better than bare steel. With a cavity tray and good bedding to keep water off, it is the sensible choice for an exposed wall.

Can the work be done if I rent the house out?

Yes. We can arrange access with you or your tenants and keep the work outside. Landlords often send photos from tenants for the first quote.
