When the brick over a window drops

Brick terraces from the glass and coal era have stood for a long time, but their window and door heads are often the weak point. Old arches loosen, timber rots and early iron rusts, and the result is a crack or a dip in the brickwork over the opening.

With our lintel repair and replacement service, we take the load off the opening, remove whatever has failed and put in a modern lintel sized to the span. For the full picture of how that works, read the lintel replacement guide.

Bricks broken by the movement can be replaced with reclaimed ones through our brickwork repairs. If the wall needs repointing too, see repointing in St Helens.

Heads on glass and coal era terraces

Many of these terraces were built quickly and to a budget, with shallow brick arches or timber lintels over the openings. Years of settlement can leave an arch flattened, and a rear door head is often in worse shape than the front because it has had less attention.

Older terraces can also suffer from coal era soot and damp around chimneys and rear walls, which makes the brickwork and joints near the head weaker. We check the brick around the opening as well as the lintel, because rebuilding on weak brick will not hold.

Common warning signs

  • Flattened arch over a back door
  • Crack rising from the corner of a frame
  • Brick course bowing above a window
  • Door that will no longer close cleanly
  • Rot visible behind the reveal
  • Gaps at the top of the frame

Our approach to a failed head

  1. Photos and advice

We tell you from the pictures whether it looks like a lintel problem.

  2. Support the brickwork

Needles and props go in so the wall above is held during the work.

  3. New lintel fitted

The old head comes out and a correctly sized lintel is bedded in.

  4. Brickwork made good

Bricks are rebuilt and pointed to match, then the props come out.

St Helens lintel questions

The crack is over my back door, not a window. Is it the same job?

Yes. Door heads carry brick in the same way as window heads, and the repair is the same. Back doors are often worse because they get less maintenance.

How much will it cost to replace a lintel?

Our lintel prices go by length. Between 1 and 1.5 metres the price is £1,850 and the top band of over 3.5 up to 4 metres is £3,450. Weak brick around the opening, scaffold or a lot of rebuild can mean a job costs more than its band.

Can you find matching old bricks?

We reuse the bricks that come out whole and look for reclaimed ones to fill any gaps. The aim is for the repair to blend in once it has weathered.

Is a hairline crack above a window worth worrying about?

It is worth watching. If it gets wider, starts to step or the bricks dip, the lintel is likely moving and should be looked at.

How long do the props stay in?

Until the mortar over the new lintel has set enough to carry the load. We then take them out and make good the holes.
