Big windows, heavy heads

Large Victorian houses were built with tall windows and generous doors, and the heads over them carry a lot of masonry. When one of those heads cracks or a hidden support rots, the movement above can be significant.

Our lintel repair and replacement service props the wall, removes the failed head and fits a new lintel. Where the house has sandstone heads, we can often keep the stone as a facing with steel carrying the weight behind it.

Damaged brick around the opening can be replaced through our brick repairs. If the joints on the house have worn too, take a look at repointing in Birkenhead.

Sandstone and red brick in Birkenhead

Many of Birkenhead's Victorian terraces and townhouses combine red brick walls with sandstone heads, sills and dressings. Sandstone is soft and layered, so it can split along its bed or crumble if water gets behind it, and a cracked head often shows as a clean break through the middle.

On the larger townhouses, tall sash windows sit one above another. A failure on the ground floor can let the piers between the windows move, so we check the openings above as well before deciding what to replace.

Problems we look for over openings

  • Sandstone head split through the middle
  • Stone crumbling along its layers
  • Brick piers between windows cracking
  • Tall sash sticking at the top
  • Gap opening above a front door
  • Rust marks on a later replacement head

How we deal with a failed head

  1. Study the photos

We check the head, the crack and the windows above it.

  2. Prop the masonry

Props and needles hold the wall above the opening.

  3. Fit new support

A steel or concrete lintel goes in, with the stone face kept if sound.

  4. Rebuild and point

Masonry is rebuilt and pointed to match, then the props come out.

Birkenhead lintel questions

Can a split sandstone head be saved?

If the stone is otherwise sound, we can fit a steel lintel behind it and bed the two halves back so the original look stays. If it has crumbled badly, we discuss replacing it.

Why is my sandstone sill and head crumbling?

Sandstone weathers along its natural layers, especially if water is trapped behind it by hard cement. Repointing around it in a softer mix helps slow the damage.

How much is lintel replacement in Birkenhead?

A 1 to 1.5 metre lintel is £1,850 and the bands rise to £3,450 at 3.5 to 4 metres. Tall townhouse openings, scaffold on upper floors and stonework to rebuild can add to that price. Both the internal and external lintel are covered, and a single side is half the band, so from £925.

Do I need to check with building control?

Replacing a structural lintel may need building regulations approval. Ask your local building control before work starts, and check with the council too if the house is in a conservation area.

Can you do the upstairs window first?

We usually start with whichever opening has moved most. If an upstairs head is the problem, we prop and replace it from scaffold.
