Respecting old brick and stone

Historic walls were built to be repaired, not replaced, and good pointing is one of the most useful things you can do for them. Done in the right mortar, it keeps out the worst of the rain while letting the wall dry out between showers.

For older buildings we use our lime and mortar pointing, choosing between natural hydraulic lime and lime putty depending on the wall. Victorian brick in good condition may suit our standard repointing instead.

Spalled bricks and broken stone can be cut out and replaced with our brickwork repairs. If a window head has cracked, read about lintel repair in Chester.

Pointing historic walls and Victorian terraces

Chester has historic brick and sandstone buildings as well as Victorian terraces. On the oldest walls the joints are often wide and irregular, and the original lime has a texture you can still see. We match that texture rather than leaving a hard, smooth cement line.

Victorian terraces are more regular, but many have been repointed in cement at some stage. Where the bricks beside those joints are flaking, we take the cement out with hand tools and repoint in lime to give the brick a chance to recover.

Signs an old wall needs attention

  • Cement joints harder than the brick
  • Brick or stone faces flaking
  • Lime washed out of wide joints
  • Damp patches on thick solid walls
  • Plants growing from high joints
  • Stone dressings eroding

How lime repointing is done

  1. See the wall

Photos show the brick, stone and joint style, with a visit if needed.

  2. Gentle rake out

Old mortar is removed by hand to avoid damaging soft edges.

  3. Layered pointing

Lime is packed into damp joints in thin layers.

  4. Slow cure

The work is shaded and kept damp while the lime sets.

Chester repointing questions

Should my old Chester wall be pointed in hydraulic lime or lime putty?

Natural hydraulic lime sets partly with water and is a little stronger, while lime putty sets slowly from the air and is softer. We choose based on the brick or stone and how exposed the wall is.

Do I need permission to repoint a listed building?

Repointing a listed building, or changing how it looks, can need consent. Check with your council before booking, and we will work to their requirements.

How much is repointing in Chester?

Chester terraces start from £1,850 for the front or the rear, and semis from £2,450 a side, or from £2,312.50 and £3,062.50 if the wall needs lime. Historic stonework, wide joints and scaffold take a job above those figures.

Why does my new cement pointing have cracks?

Cement is stiff and does not cope well with the small movements of old walls. Cracks along the edge of the joint let water in, which is why lime is often better on older houses.

Can you match the joint style on my house?

Yes. We look at the existing joints and copy the profile, width and texture so the new work blends in.
