Joints worth getting right

Romiley's terraces and semis are built in both stone and brick. Each needs a mortar suited to it, and a repoint that ignores the difference can cause more trouble than it fixes.

Stone walls and soft brick laid in lime are best repointed through our lime pointing service. Brick semis in harder brick usually suit a standard brick repoint. Our guide to pointing explains the difference.

On semis with a side extension or porch, the newer brickwork often needs a different mix from the main house. Cracks over windows or doors are covered on our page about lintel repair in Romiley.

Stone houses and brick semis

Stone terraces here often have a mix of original lime joints and later cement repairs. The cement tends to stay sound while the stone around it weathers. Taking those repairs out and repointing in lime evens the wall out and protects the stone.

Brick semis are usually more straightforward, but they often have bay fronts, porches or side extensions in a slightly different brick. We match the mortar colour to each part so the house looks consistent once it has weathered.

Joints that need attention

  • Stone weathering around cement repairs
  • Lime joints soft and sandy
  • Bay or porch joints cracked
  • Damp on an inside wall after rain
  • Moss in north-facing joints
  • Loose stones or bricks

Our approach

  1. Photograph the wall

One picture of the whole elevation and one held close to the joints tells us if it is stone, brick, lime or cement.

  2. Written price

We set out which mortar suits each part of the house and what access is needed, or call round if it is unclear.

  3. Clear and refill

Old joints are cleared back to firm mortar, dampened, then packed in thin layers so nothing is left hollow.

  4. Tool and cover

Each joint is finished to match the original and the wall is sheeted until the new mortar has gone off.

Romiley repointing questions

How much does repointing cost in Romiley?

A semi-detached front or rear is from £2,450, or from £4,900 for both. Stone walls in lime start from £3,062.50 per elevation on a semi. Height, scaffold, bays, chimneys and stone that needs cement picked out push the cost up.

My extension is a different brick. Will the pointing match?

We mix the mortar to suit each part, so the extension and the original house look right together once the mortar has dried.

Should cement repairs on my stone house be taken out?

If the stone around them is weathering, yes. Lime lets the wall dry and stops the damage spreading.

Do north-facing walls need more care?

They stay damp longer and grow more moss, so the joints often wear faster. Lime work there also needs protecting while it cures.

Can you repoint my porch on its own?

Yes. Small jobs like a porch or bay can be priced separately.
