Pointing for brick and stone terraces

Hyde's mill-town terraces come in brick and in stone, and many have been patched many times since they were built. The original joints were lime, which lets the wall breathe. Later repairs were often in hard cement, and that mixture of mortars is behind a lot of the damage we see.

Our period pointing service brings these walls back to a breathable lime finish. Newer brick, such as extensions or rebuilt rear walls, can take a matched cement mix through standard brick repointing.

Why mixed mortars cause trouble

When part of a wall is in lime and part is in cement, the two behave differently. The lime joints keep letting moisture out while the cement ones block it, so water heads for the brick or stone faces around the cement. Those faces then flake in frost, and the wall looks blotchy and worn.

We take out the cement carefully, by hand where the edges are fragile, so the stone or brick is not chipped. The whole wall is then pointed in one lime mix, matched in colour to the original joints and finished to suit the masonry. That gives an even, breathable wall that dries properly.

Signs your terrace needs repointing

  • Hard grey patches among softer joints
  • Stone faces flaking beside cement
  • Brick edges crumbling
  • Joints washed out on the weather side
  • Damp low down on inside walls
  • Plants rooted in the upper joints

Four steps to a breathable wall

  1. Photos and questions

Show us the wall and a close-up. We ask about past repairs and spot old cement.

  2. Mix and price

We tell you which mix suits the masonry and send a written price.

  3. Remove and refill

Cement and failed lime come out with care, and joints are packed in lifts.

  4. Cure slowly

New lime is protected from frost, rain and sun while it hardens.

Hyde repointing questions

What does it cost to repoint a Hyde terrace?

In lime, a standard terraced front or rear starts from £2,312.50, and both together start from £4,625. Newer brick in a cement mix starts from £1,850 per terraced elevation. Slow cement removal, stone that needs extra care, chimneys and scaffold all push it above the starting price.

Our stone terrace has a patchwork of different mortars. Can it be evened out?

Yes. We cut out the mismatched patches as well as the failing joints and repoint the whole wall in one mix. The result is an even finish that weathers together.

Is it worth removing cement pointing that looks fine?

If the stone or brick around it is sound, it may be left for now. If the faces beside it are flaking, the cement is doing harm and should come out.

How long does lime pointing take to set?

Lime firms up over a few days and keeps hardening for weeks. We protect it during that early period and tell you when it no longer needs covering.

Can you repoint the back of the house as well?

Yes. Rear walls on terraces are often in worse shape, so we price them alongside the front.
