Lintel faults on Urmston houses
Edwardian terraces and interwar semis sit on either side of a change in building methods. The older houses lean on brick arches and timber, the newer ones on early steel and concrete. Both can now be showing their age around windows and doors.
Our lintel repair and replacement service takes out what has failed and puts in a lintel that suits the wall. We fit cavity trays and weep vents where the wall has a cavity, and rebuild the brickwork with care.
While we are there we can quote for repointing in Urmston or for replacing damaged bricks nearby. The lintel guide explains the work in more detail.

Edwardian heads and interwar steel
Edwardian terraces in Urmston often have decorative heads over the windows, such as brick arches, rubbed brick or stone details. When the support behind them fails, these features crack or slip. We aim to keep and reuse the original bricks or stone where we can.
Interwar semis commonly have early steel lintels that were not galvanised, and on many the rust has now expanded enough to crack the brick course above. Some also have concrete lintels that crack as their internal reinforcement corrodes. Both are replaced with a modern lintel and the brickwork rebuilt.
What to look for above a window
- Decorative head cracked or slipping
- Rust leaking from under the brickwork
- Course above the window lifted
- Diagonal crack from the frame
- Window or door hard to close
- Concrete lintel with exposed rusty bar

Urmston lintel questions
How much does lintel replacement cost in Urmston?
Our prices follow lintel length, starting from £1,850 for 1 to 1.5 metres up to £3,450 for over 3.5 up to 4 metres. Decorative heads, upstairs work needing scaffold and more brickwork to rebuild can increase it. These cover the lintel on both faces of the wall, and a one-side job is charged at half, from £925.
Can you save the decorative brick arch above my window?
Often. If the arch bricks are sound we take them out carefully, fit the new lintel and relay them. Any broken ones are replaced with the closest match we can find.
Why is my concrete lintel showing rusty metal?
Concrete lintels have a steel bar inside. If water reaches it, the bar rusts and swells, and the concrete cracks off around it. Once that happens the lintel is weakened and usually needs replacing.
How long are the props in?
They stay until the mortar over the new lintel has set enough to carry its share of the load. We tell you roughly how long when we quote.
Do I need permission for a new lintel?
Building regulations approval can apply to lintel replacement, so ask your local building control before the work starts.
