Matching the mortar to the house

Gatley has interwar semis, terraces and some older cottages, built many years apart in quite different materials. That matters when you repoint. A mix that suits a hard interwar brick could damage the soft brick of a cottage, and the reverse would wear away too fast.

For the cottages and older terraces, our lime pointing service uses a breathable mix that protects soft brick. Most interwar semis are better suited to a matched cement-based mortar through our brick repointing work.

Garden and boundary walls can be repointed or rebuilt with our bricklaying service. If a window head has cracked, visit the page on lintel repair in Gatley.

Interwar semis and older cottages compared

Interwar semis usually have a good-quality facing brick, a hipped roof and a bay at the front. Their mortar is often still sound across most of the house, failing first around the bay, under the sills and on the side wall that faces the weather. Partial repointing makes sense on many of them.

Older cottages are a different job. Built in soft brick and lime, they need to dry out through their joints, and any past repairs in hard cement tend to cause flaking brick around them. We remove that cement carefully, point in lime and protect it while it cures, because lime sets slowly and dislikes frost and quick drying.

Mortar problems by house type

  • Joints crumbling under a bay window
  • Flaking brick around hard cement patches
  • Side wall wearing faster than the front
  • Lime joints washed back on a cottage
  • Garden wall joints opening at the top
  • Damp patches near a chimney breast

Gatley pointing questions

How much is repointing in Gatley?

Standard semi-detached fronts and rears start from £2,450 and standard terraced fronts and rears from £1,850. Where lime is needed on soft brick, a semi-detached front or rear starts from £3,062.50. Cottages and other non-standard homes are priced from photos. Chimney stacks, scaffold or a lot of hard cement to remove raise the figure.

My cottage was repointed in cement. Is that a problem?

It can be. If the brick next to the cement joints is flaking, the cement is trapping moisture and should be replaced with lime. If the brick is still sound, it may be fine for now.

Can you repoint just the bay window?

Yes. Bays often wear first because of their corners and the sill below. We can repoint the bay on its own and match it to the rest of the front.

How long should I wait to paint the window frames after repointing?

Give fresh mortar a few days to firm up before anyone works close to it. Lime takes longer, so we will tell you when it is safe to go near.

Do you repair garden walls as well?

Yes. Leaning or cracked garden walls can be rebuilt with a coping and a damp-proof course, or simply repointed if they are sound. Send us a photo and we will advise.
