Repointing that suits period brickwork

Villas and terraces from the Victorian and Edwardian years were built with soft brick and lime. That mortar was meant to be softer than the bricks, so the joints would wear rather than the bricks themselves. When it finally needs renewing, the new mortar should follow the same rule.

That is why we normally recommend our lime pointing for period homes here. Later extensions in harder brick can be done with our standard brick repointing in a matched mix.

Our brickwork pointing guide goes into joint profiles and mortar choices. For cracking over windows, see lintel repair in Didsbury.

Villas, terraces and semis in Manchester

Didsbury's Victorian villas are tall, with decorative brick bands, chimneys and deep window reveals. Water runs off ledges and bands and wears the joints below them faster than the plain wall. A villa may need only some areas repointing, and we price it face by face.

Edwardian terraces and semis often have bay windows, porches and gables with plenty of exposed joints. Where earlier owners repointed in hard cement, the brick faces can be breaking away. Cutting the cement out carefully and going back to lime lets the wall dry properly again.

Problems we find on period walls

  • Joints worn under decorative bands
  • Brick faces breaking by cement joints
  • Lime crumbling out of chimney stacks
  • Damp in rooms with a bay
  • Old repairs a different colour
  • Mortar smeared over brick edges

How we repoint period houses

  1. Photos and survey

We start with photos and visit larger houses to look closely.

  2. Match the mortar

A sample is mixed and left to dry so you can check the colour.

  3. Rake out by hand

Old mortar and cement are removed carefully to protect the brick edges.

  4. Point and protect

Lime is laid in thin layers, finished and covered while it cures.

Didsbury repointing questions

How much does lime repointing cost in Didsbury?

Lime pointing starts from £2,312.50 for a terraced front or rear and £3,062.50 for a semi-detached front or rear. Tall villas, chimneys, full scaffold and careful removal of old cement all lift the price, and detached houses are priced from photos.

How long does lime take to harden?

Lime sets slowly over several weeks, so we keep it damp and covered from frost, rain and strong sun during that time. The finished joint becomes firm but stays softer than the brick.

Should the decorative brick bands be repointed differently?

They are pointed the same way, but we take extra care around moulded or rubbed bricks, as their edges are easily damaged when old mortar is cut out.

Our villa has a mix of lime and cement pointing. What should we do?

It is common on older houses. We usually suggest replacing the cement in the areas where it is causing damage and matching everything in lime. We can do this in stages if that suits you.

Is repointing messy inside the house?

Raking out creates dust outside, so we ask you to keep windows shut on the day. Little or nothing should reach indoors.
