Pointing that stands up to the sea air

Walls on the coast work harder than walls inland. Wind drives rain sideways into the joints and salt crystals form in the mortar as it dries, slowly breaking it apart from the inside.

Our repointing service cuts the eroded joints back to sound mortar and packs them full again. For Victorian walls built in soft brick we often use lime, which you can read about on our page for period house pointing.

If the brick faces have started to crumble as well, we can cut out and replace them during the same job with our brickwork repairs. Corroded steel over windows is covered on our page for lintel repair in Blackpool.

What salt wind does to Victorian brickwork

Blackpool's Victorian guest houses and terraces face salt-laden winds off the sea. On the most exposed walls the mortar can be scoured back well behind the brick face, leaving a shelf where water sits after every shower.

These buildings are often three or four storeys with tall chimneys and bay windows, so the high parts are rarely checked. That is where we usually find the worst joints, and why our quotes cover the full height of each wall rather than just what can be seen from the pavement.

Coastal wear on your walls

  • Joints scoured back behind the brick face
  • White salt bloom on the brickwork
  • Crumbling mortar high on the gable
  • Chimney joints open to the weather
  • Damp on walls facing the sea
  • Brick faces powdering near the ground

Repointing a coastal house, start to finish

  1. Photos of each side

Show us the walls that face the sea and the ones that are sheltered.

  2. Set up access

Scaffold or a tower goes up so the full height can be reached safely.

  3. Rake and repoint

Eroded joints are cleared out and refilled firmly, a layer at a time.

  4. Protect and finish

Fresh joints are covered against wind and spray until they have cured.

Blackpool pointing questions

What is the white powder on my brick walls?

That is usually salt coming out of the brick as it dries. On its own it is mostly cosmetic, but heavy salt bloom alongside soft joints is a sign water is getting into the wall. We can tell you from a photo if repointing will help.

Do sea-facing walls need repointing more often?

They usually wear faster than sheltered walls. Using the right mix and filling the joints firmly helps the new pointing last, and we can repoint just the exposed sides if the others are still sound.

How much is repointing in Blackpool?

Repointing a standard terraced front or rear is from £1,850 and a semi-detached front or rear starts at £2,450. Tall guest houses, chimney stacks, bay windows and scaffold on several floors will put the price above those figures.

Is there a best time of year to repoint near the sea?

Spring to early autumn is easiest, as frost and strong gales both work against fresh mortar. If work has to happen in colder months, we cover the joints and keep an eye on the forecast.

Can you repoint around bay windows?

Yes. Bays have lots of short returns and corners, so they take more care than a flat wall. We include them in the quote if they need doing.
