Pointing for old and new walls
Lymm has two kinds of brick wall to think about. The older cottages in the village were laid in soft lime mortar, while the later family homes around them were built with harder bricks and cement mixes. Each needs repointing in its own way.
For the cottages, our lime and mortar pointing service uses breathable mixes that let moisture leave the wall. On newer houses, standard brick repointing with a colour matched sand and cement mortar is usually the right fit.

Why older cottage walls need lime
A cottage built in soft brick and lime relies on its joints to let damp out. When that lime has later been covered with a hard cement repoint, water gets trapped behind it, and in frost the brick face pops off while the cement stays put. Taking that cement out carefully and going back to lime lets the wall dry again.
The later family homes are more forgiving. Their bricks are harder and their original mortar was cement based, so wear tends to show on the gable, the chimney and wherever a gutter has overflowed. A patch repoint in a matched mix is often all that is needed rather than the whole house.

Questions about repointing in Lymm
What does repointing a house in Lymm cost?
For a standard terraced front or rear the starting price is £1,850 and for a standard semi-detached front or rear it is £2,450. Lime work on a cottage, a tall chimney or extra scaffold can lift the figure, and detached houses are priced from photos.
Is lime pointing weaker than cement?
It is softer, and that is the point. A softer joint takes the movement and lets damp out, so the brick does not have to. On an old cottage that keeps the brick faces intact.
Why does lime take longer to finish?
Lime sets slowly and is laid in thinner layers. Each layer needs to firm up before the next, and the wall must be kept from drying too fast, so the job runs at a steadier pace.
Can you repoint just the garden wall?
Yes. Garden walls get weather on both faces and the top, so the joints often go before the house. We can also replace a broken coping while we are there.
When is the best time of year for lime work?
Spring to early autumn is ideal, as lime needs protecting from frost. We can work in cooler months with covers, but we will not lay lime if a hard frost is due.
